SCENARIO 1: FOUNDATION SHIFTING:

  • PURCHASED NEW HOME: If you purchased a new home have settling issues, they are very common. We recommend that you reach out to the contractor or builder for their advice and their respective warranties. The contractor or builder will know how to handle a foundation crack and addressing its cause. The bad news is that shifting foundation don’t always go away, if they are not addressed in a timely manner. In extreme cases of shifting or settling, there will be secondary damage such as ceiling and wall cracks that will lead to very expensive repairs. SCENARIO 2. NOT ENOUGH APPLICATION OF MORTAR: Not all tile setters are the same. This is true with their respective warranties of their work performed. CONCRETE FOUNDATION IS CRACKED
When your home was built, the cement subfloor was poured to make a slab. The cement transforms into a concrete slab. Depending on the weather, it takes 30 days or longer for a slab to fully cure. What happens if an antsy contractor does not wait until a slab is fully cured? All too often it happens in the greater Phoenix areas due to time verses profit constraint where the concrete cracks. There area several reasons concrete slabs crack. 

Below are some things to consider:
  • Too much water is added to the cement. 
  • The cement evaporates too quickly and dries too fast can lead to the cement shrinking and cracking. 
  • Most cracks are seen prior to a home being built on the slab. 
  • Very few general contractors these days will require subcontractors to re-pour cement and repair cracks prior to building a home. 
  • Travertine, Marble, Limestone  and tile is often installed over the crack. The energy for the cracked slab radiates upward creating a surface crack that resembles the slab crack below.

WORD OF CAUTION: We touched on what to insist on "before" replacing any tile. the proper repair will require installing a crack isolation` membrane. If you simply have tile replaced over a cracked concrete slab, it will crack again in the same areas.

  • The concrete slab dries too fast after being poured. Concrete rapidly drying can lead to the slab cracking. This is the reason the right water mix ratio and pouring in the ideal time of day will ensure the concrete slab dries properly. 
  • Most homeowners will inherit a subflooring and floor covering without knowing the underlying issues will exhibit until weeks, months and years later on the surface of the tile.  
  • Not allowing the concrete slab the appropriate tile to cure before beginning construction of a house. 
  • The weather conditions can impact overall drying and timing of the construction. 
  • Building a house too soon on the concrete uncured slab will lead to snapping a slab along the length of the build. 
  • Concrete issues can be plentiful and can be a major cause of concern, when they are discovered.
